New commercial development planned near Sunnyside and I-15
It’s going to be called Jackson Hole Junction, and it’s set to become the newest multipurpose commercial district in Idaho Falls. The 40 plus-acre lot between Teton Toyota and I-15 will provide dozens of commercial shopping options as well as hundreds of jobs for the area.
“The intent is to have hotels, hospitality, convenience stores, fuel, fast food, sit down dining, banks, lending, inline retail, shopping, and possibly some office space,” said Matt Morgan, president of the main development company, Morgan Construction.
Morgan said the district is still in it’s earlier phases, but that his men do have scheduled meetings with Idaho Falls city leaders to finalize zoning plans. They also plan to meet with the Idaho Transportation Department to finalize plans for a new light signal on Sunnyside.
The whole development has been years in the making for city officials. Idaho Falls invested in expanding Sunnyside nearly a decade ago, and built utility lines all the way out to I-15.
“Now we’re seeing the return on that investment,” said Brad Cramer, the director of Community Development Services for Idaho Falls. “As projects like this get up and running, the Snake River Landing, the Teton Toyota area, Sunnyside crossroads. All of those are contributing to that investment.”
The city also has plans to connect the new Jackson Hole Junction to the Snake River Landing area, providing more convenient access for shoppers and motorists.
Currently the site they’re planning to use for the Jackson Hole Junction development isn’t within Idaho Falls city boundaries, but officials will annex the land in the coming months.
